Like I mentioned, my name is Josh Flagg, star of Bravo’s Million Dollar Listing: Los Angeles.
I have to say, selling real estate is something I’ve always loved and had a passion for. Heck, I did my first million dollar deal in my high school math class.
Since starting about 10 years ago… I’ve sold over $1.5 billion dollars worth of real estate.
Just a few of my clients include Merv Griffin, Adam Levine, Steve Aoki and Chicago’s Robert Lamm, royal families, and more.
The truth is, I was lucky to grow up around luxury real estate. It’s what I was surrounded by. So early in my 10 year career, it made more sense to focus on working with higher end, luxury real estate because you could make more money in half the time, and with half the work.
In other words, I learned early on that instead of working hard to sell a $300,000 house and make a $10,000 commission…the same effort and steps could sell a 4 or 10 million dollar house
And I’d Make $50,000 to $100,000+ Instead of $10,000!
To me, it made sense early on to go higher up in prices, so I could make more in less time. It always made more sense to focus on homes that listed and sold for $4 million to $5 million.
Because it took the same exact steps to get leads, to find buyers, and to get listings.
Nothing was different working with multi-million dollar homes, compared to $400,000 homes. I had friends who told me how hard they worked just to sell a $200,000 home. It seemed like it was just as much work, if not MORE to sell $200,000 homes, compared to million dollar ones.
After all, you reach your income goals and provide more for your family when you’re earning $50,000 in commissions, instead of typical $5,000 to $10,000 most Realtors get.
I noticed how some Realtors struggled to get clients and focused on the smaller priced homes.
They were always so busy, and sure, when you’re making just $5,000 or so in commissions when selling a $200,000 home… you gotta sell a ton of them to make a halfway decent living.
That’s when it struck me that this entire real estate game really boiled down to one thing: Your mindset and confidence. Since then, I’ve always had this one saying I keep in my mind, over and over…
Why Not the BEST?
Seriously, and I’m asking you that too. Why settle for anything less than the best. You deserve the best, right?
Wouldn’t you rather make $30,000 to $50,000 with a single commission, instead of $5,000 to $10,000? That way, even if you just sell 10 homes a year, you’ve made half a million dollars.
When selling $400,000 homes… it takes you 20, 30, even 40 sales to make as much. I’m a high numbers broker and it’s why I earned the reputation for being the best in Beverly Hills.
On average, I make a 2-3 multi-million dollar sales a month while carrying 5-7 listings at a time. The homes I sell average around $4 million to $5 million.
I sell two or three huge ones every year, and considering there are roughly ten homes a year that sell for over $10 million, I make a LOT of money for not a lot of time spent!
And I had a lot more free time, a lot more family time, and a lot less stress. Yet I made 10 times the income spending a fraction of the time the frazzled Realtors were spending.
I’ve always wondered why most real estate agents have this fear that somehow THEY (luxury clients) are different than the standard $250k-$400k priced clients in the same area.
Well, instead of just wondering, I took matters into my own hands and I’ll show you how I helped realtors make that shift… one that realtors need to take in order to easily transition to higher end clients, so you’re listing homes and selling million dollar homes. And like I mentioned, the steps are pretty much the same as selling a $300,000 home.

It made no sense, so that’s why intrigued me to figure it all out. And I think I have. See, some Realtors think that those who are making 7, even 8 figures a year in this business have some special kind of skills or superpowers that allow them to make so much more.
But that’s simply not the case. I’ve found that some of the smartest, hardest working agents make the least amount of money. That’s what made me realize that your level of skill as a real estate agent…
Has Nothing to Do With Your Success or Income
As I probed deeper into this fascination I had with high earning realtors, I started studying the highest earners who made $30,000 to $50,000 commissions.
I wanted to see what they were doing different than realtors who were struggling. So I started looking into the steps and actions of realtors who were making more than a million dollars a year in commissions.
And what I realized surprised me.
What I came to find out with the highest earning real estate agents just supported the same philosophy I had for myself all these years I was pulling in million dollar listings. The top achievers in the luxury real estate market had the same mindset I had.
The realtors who were struggling and barely getting by with $5,000 per month commissions… they simply hadn’t made that shift. I knew that this one shift was all that was needed to build a 6, 7, even 8 figure business while working half as many hours as you are.
So, what I did was, I started helping struggling Realtors to make this one shift in their business.
